H- Bailey Phases 1-3

bailey SCATTERED SITE phases i-iii

Location: Baltimore, MD
Client: Housing Authority of Baltimore City
Contractor: Modutech Builders
Size: 20 ADA-compliant units

As part of an effort to provide accessible public housing throughout the City, the design build partnership of Modutech Builders, K.Lechleiter Architect and Colbert Matz Rosenfelt, civil engineers, developed a prototypical single family residence, which was accessible per UFAS (Uniform Federal Accessibility Standards) and ADAAG (2010 ADA) requirements. Located on vacant lots in different neighborhoods, the design creates a simple form taking it’s cues from existing homes; including porches, double-hung windows and siding without any apparent visual cues on the exterior regarding a fully accessible unit. Designed as a panelized system, the project can be enclosed, under roof and weathertight after the slab is poured within 4 days minimizing exposure to the elements and potential damage.

Phase 1 and 2 consisted of 14 units; 3BR and 4BR. Phase 3 will explore the typology of duplex with in the same vocabulary.
