This complex tenant improvement brings a new Italian bar + restaurant option to Thames Street in downtown Fells Point. While the local community organizations are always a challenge in Fells Point, the more complex portion of this project was dealing with the Maryland Historic Trust who has an easement on the historic building.
The project intended to make a variety of spaces for various experiences – including an informal Lounge and Bar feature facing Thames Street, a soft-seating / casual dining area, a speakeasy-type cocktail bar deep inside the building, and a formal Dining Room that can also be used for events.
Previously serving as the location for the Preservation Society of Baltimore’s in-house collection of artifacts on display, the building has been renovated and upgraded with new infrastructures to support the food and beverage program – all while navigating the various aspects of the building which MHT considers historic and valuable to the building character. The challenges presented with this retrofit makes full use of the structure with a commercial kitchen in the rear of the building and a full prep kitchen with storage on the second level.
